<p>Die Erschließung des Gebietes erfolgte über eine neue angelegte Anrainerstraße mit angrenzenden Carports, PKW-Stellplätzen und integrierter notwendiger Infrastruktur und Medienversorgung.</p>
<p>Das Büro Landschaft + Design wurde neben der Freiflächenplanung auch mit der Planung der Grundstückserschließung und Infrastruktur­planung beauftragt.</p>
<p>Die Schmutz- und Regenwasser­entwässerung wurde im Freispiegel mittig in der Anlage verlaufend geplant. Die Medienversorgung erfoglt von der neuen Anrainerstraße aus</p>

<p>Eine gegensätzlich laufende Schmutz- und Regenwasser­entwässerung im Freispiegel, ein horizontal verlaufendes, fast ebenes ­Gelände und die Auflagen des Hochwasser­schutzes verhalfen dieser Objektplanung zu Ihrer ­Einzigartigkeit.</p>
<p>Die Realisierung des Projekts erfolgte von Ende 2020 bis Mitte 2022.</p>

<p>Aufenthalts- und Mieterbereiche,  Spiel- und Begegnungsflächen wurden auf dem komplett bebauten Grundstück durch eine geschickte Anordnung der Wohngebäude auf der Tiefgarage ermöglicht.</p>
<p>Die intensive Bauwerksbegrünung beinhaltet einen Retentionsraum zur Speicherung des ­anfallenden Niederschlagswassers.</p>

<p>Das Gebäude prägt das Stadtbild im wesentlichen durch drei helle 4-geschossige Wohngebäude, welche auf einem ebenerdigen durchgehenden Sockelgeschoss platziert sind. Durch die Architektur des Neubaus ist es gelungen, das blockartige Gefüge der ehemaligen Grundschule aufzubrechen und einen offenen Charakter zu schaffen.</p>
<p>Neben der Wohnnutzung in den Obergeschossen beinhaltet das Sockelgeschoss 2.570 m² Einzelhandeslfläche.</p>
<p>Die Nachverdichtung des innerstätischen Bereichs durch eine 100%ige Bebauung des Grundstücks definierte neue Anforderungen in Bezug auf das Regenwassermanagement, die Schaffung von Gehölzstandorten und den ­Umgang mit den Flächen des ruhenden Verkehrs.</p>
<p>Der Einsatz von Fassaden- und Bauwerks­begrünungen auf allen Bauwerksteilen und die kompletten Versickerung des anfallenden Niederschlagswassers sind dabei die Hauptmaßnahmen zur positiven und nachhaltigen Beeinflussung des Micro-Klimas, Stärkung der Grünstruktur und Schaffung einer hohen Aufenthaltsqualittät.</p>
<p>Die Belegung mit einem Lebensmittelmarkt und einem Drogeriemarkt bindet auf lange Sicht die Kaufkraft in der Gemeinde und sorgt maßgeblich für die Revitalisierung des Ortszentrums.</p>
<p>Die Aufgabenstellung für Landschaft + Design bestand in der Neugestaltung der ­Freiräume und des öffentlichen Straßenraums unter ­Berücksichtung der Bestandgebäude, der neuen geschaffenen Anforderungen des KARLS und der innerstädtischen Belange des Straßenverkehrs.</p>
<p>Die Bauausführung erfolgte von 2020 bis 2022.</p>
<p>Zielstetzung und Anforderung war die zeit­gemäße Neugestaltung des städtischen Straßenraums unter Berücksichtigung eines nachhaltigen  Nutzungskonzepts abgestimmt auf die ­Bedürfnisse der Gemeinde Gauting.</p>
<p>Im Rahme der Maßnahme wurde eine ­Neustrukturierung und Modernisierung der Infra- und Medienstruktur im Untergrund der Hauptstraßen für eine zukunfstorientierte Bedarfs­abdeckung vorgenommen.</p>
<p>Landschaft + Design wurde mit der ­Leistungsphase 3 bis 8 der Freianlagen- und ­Tiefbauplanungen beauftragt.</p>

<p>Mitten durch den Komplex führt eine ­Fußgängerzone und verbindet den Hauptmarkt mit dem Trödelmarkt. Diese wurde auf der Tiefgarage des Projektes realisiert. ­Großflächige Sitzstufen am Ufer der Pegnitz laden zum ­Verweilen ein und ermöglichen ein Freizeiterlebnis der besonderen Art.</p>

<p>Nach einem vorgeschalteten städtebaulichen Wettbewerb wurde anhand des Entwurfkonzepts von Mess &amp; MGF Architekten das Areal von Landschaft + Design gemeinsam mit SSP Architekten beplant und anschließend gebaut.</p>
<p>Das Ergbenis ist ein klar definiertes urbanes Raumkonzept, welches sich um einen zentral gelegenen Platz organisiert und kleinere Nischen mit Kinderspielplätzen und Nebenfunktionen bespielt.</p>
<p>Durch sorgsame Planung, ein geschickt aufeinander abgestimmtes Materialkonzept und hochwertige Materialien wurde so eine zentrumsnahe Brachfläche nachhaltig reaktiviert und im Sinne einer Stadtreperatur revitalisiert.</p>
<p>Eine technische Herausforderung bestand dabei in der Ausbildung der Tiefgaragendecke als Retentionsdach. Das Rückhalten des Niederschlagswassers ermöglichte eine durchgängige Begrünung des Areals.</p>
<p>Neben der Verbesserung des Quartierklimas ist auch die Pufferfunktion einer solchen Konstruktion hervorzuheben. Dadurch ist das gesamte Areal gegenüber Wetterextremen resilient und somit für die Zukunft hervorragend gewappnet.</p>
